Presidents Message March/April 2024

Dear Residents,

I am happy to announce that the Windmill Park pool opened on March 1st! I hope you all have a great pool season and enjoy the warmer weather.

The splash pad tank replacement project began over the winter, with the new pre-cast concrete tank going into production on November 27. Unfortunately, due to unforeseen circumstances that are beyond our control, there have been a few delays. We appreciate your patience as we do all we can to get this project completed. Meanwhile, we look forward to seeing you enjoy the pool and spa!

On March 30th, we have the Easter Egg Hunt event, a wonderful opportunity for residents to come together and have fun. We encourage everyone to volunteer and help as it takes many people to make it a success, especially setting up the event the day before. If you have some free time, please call the office and offer your services. Also, be sure to get wristbands for the kids before the event to avoid waiting in line. This event promotes unity within our community and includes activities for residents of all ages.

Spring is a beautiful season that brings us lovely flowers and pleasant weather. However, it also comes with an unwelcome guest: weeds. To avoid receiving a letter from the office, please take control of weeds as soon as you see them. Pre-emergent is an excellent way to prevent weed growth, but it’s best applied before they begin sprouting. So, let’s all work together to keep our community clean and beautiful this Spring season.

Best wishes to all Continental Ranch residents!

President’s Message January/February 2024

Happy New Year to everyone! I hope you all had a wonderful and safe time welcoming the 2024 new year.

In December 2023, we had a great turnout for the Photos with Santa event at the community center. The management company did an excellent job with the decorations, making the event even more special. I also want to congratulate the winners of the Holiday Decorating Contest!

Our next event is the annual CRCA Easter Egg Hunt, scheduled for the end of March. We have lots of fun and exciting activities planned for the kids, so it’s an event you don’t want to miss. As always, we are looking for volunteers to help us make this event a success. Volunteering is a great way to give back to our community, so please reach out to the office and let them know if you can.

Please note that the board had approved the Windmill Spa to be open through December 2023 and hopefully, for the upcoming year we will be able to provide the same service; also, the splash pad will be opening on March 1st. The splash pad tank is being replaced this January with a cement tank, and we hope it will have a longer lifespan.  I hope everyone enjoys the pool season and warmer weather this upcoming year.

With spring just around the corner, please take control of weeds as soon as you see them to avoid receiving a letter from the office. Pre-emergent is always an excellent way to go, but it is best applied before the weeds begin sprouting.

Finally, please be considerate of your neighbors when taking your beloved animals for walks. I have noticed dog owners not being responsible and leaving their dog waste to be picked up by neighbors. Please carry bags and pick them up after your furry friends. It is not your neighbor’s job to pick up your pet’s mess.

President’s Message November/December 2023

Dear Residents,

I hope you had a great summer and are looking forward to the cooler weather. Just a friendly reminder that although the Community Center pool closed after Labor Day, the Windmill Pool is still open and heated through the end of November.

The Board recently approved a proposal from Kappcon, Inc. to replace the splash pad’s underground surge tank, which will get done while the Windmill Pool is closed this January through February. The current plastic tank that cracked earlier this year will be replaced with a pre-cast concrete tank, which is now industry standard and expected to last for years to come.

Mark your calendars and don’t forget to come and get your picture taken with Santa on December 9th! Check inside the newsletter for more details and we hope to see you all there.

In case you missed it, the Annual Meeting took place in October, where four members were elected to the Board. Long-time Board member, Bill Dawes, decided not to run this year, and I would like to take this opportunity to thank him for volunteering his time over the past 10-plus years to this community.

Thank you,

Peg Bracken

President’s Message September/October 2023

I hope everyone had a nice summer and I’m sure we’re all looking forward to cooler weather. As a reminder, the pool at the Community Center will close after Labor Day weekend, but the Windmill Pool will still be open.

It’s time for the Annual Election and four candidates are running for four open seats. It’s crucial to cast your vote so that quorum can be met so please review your packets in October and mail or drop your absentee ballots at the office. In person voting will take place at the Annual Meeting at 7:00pm in the cafeteria of the Coyote Trail Elementary School on October 24, 2023.

Since the dues were last increased five years ago, the U.S. has seen a cumulative price increase of about 20%. In order to keep up with inflation and maintain the strong levels of Reserves that CRCA currently has, it will be necessary to increase assessments in the upcoming fiscal year by as much as 12%. Board members are analyzing expenses and we will continue to make sure every association dollar is spent wisely and with the community’s best interest in mind. While no increase is taken lightly, I am confident that Continental Ranch will continue to have low dues for all the great amenities it has to offer residents.

President’s Message July/August 2023

Greetings! I hope you are enjoying the sunny weather this summer. It’s great to see the community utilizing the pools, especially with kids being on break.

In May, a leak in the splash pad system was discovered and had to be closed in order to investigate and schedule repairs, which are expected to be completed by the first week of July. We are working hard to ensure that it remains functional for the rest of the season. Please remember to follow all the rules and show kindness and respect to one another and the pool monitors.

When walking your pets, please be mindful of others by cleaning up after them. It has come to my attention that some people leave their pet’s droppings on the sidewalk, which can be unpleasant for others. Let’s all contribute to keeping our sidewalks clean and safe.

I’m excited for the upcoming Fourth of July festivities! The town will be hosting celebrations at the Silverbell district park crossroads on Tuesday, July 4th. Remember to prioritize your safety and have a great holiday.

Thank you!

President’s Message May/June 2023

Hello Everyone,

We had a great turnout at the Annual Easter Egg Hunt on April 8th, and it was so nice to see so many families enjoying the spring day. I want to give a big thank you to Paula Bellina, and all the volunteers, for organizing and setting things up. Everyone worked together to bring the most significant CRCA event of the season to our community. I want to thank the residents who generously volunteered their time and contributed to making this event possible. Special thanks to the Boy Scouts Troop #219 and AAA Landscape for the immense help they provided as well. We also had a great turnout at the pool after the event. I hope everyone is looking forward to the community center pool opening this May 19th. Just a friendly reminder, our semi-annual assessments are due May 1st and are considered late after May 15th. Please keep current on your dues to avoid going into delinquency status. If you are having financial issues, please reach out to the management office to set up some type of arrangement. I would also like to remind everyone that we are still in ‘weeds’ season. Please pay special attention to managing front yard weeds so that we can keep our community looking great. AAA Landscape is currently addressing community weeds and their spray division is working closely with the maintenance crew.

Thank you again everyone and enjoy this upcoming summer.

President’s Message March/April 2023

To all residents, the Windmill pool, spa and splash pad will be opening on March 1st. I hope everyone enjoys the pool season and warmer weather. Over the winter, the pool deck was refurbished, the splash pad water features received a fresh coat of paint, and the artificial turf behind the splash pad was replaced. Spring also means the Easter Egg Hunt Event will soon be here, which is scheduled for April 8th, and includes activities for residents of all ages to have a great time. Anyone wishing to help out please do not hesitate to get in touch with the office. We could always use more volunteers for this big event. Spring also brings us our dreaded weeds. Please take control of weeds as soon as you see them so as to not receive a letter from the office. Pre-emergent is always an excellent way to go but is best applied before the weeds begin sprouting. Finally, please be considerate of your neighbors when taking your beloved animals for walks. I have noticed dog owners not being responsible and leaving their dog waste to be picked up by neighbors. Please carry bags and pick up after your furry friends, it is not your neighbor’s job to pick up your pet’s mess.

Wishing all Continental Ranch residents a beautiful Spring season.

December brought us a record turnout for Photos with Santa at the community center and the management company did an excellent job with the decorations. Congratulations to our winners for the Holiday Decorating Contest! If residents have any suggestions on how we can increase contestant and judging participation, please contact the office to let us know. All feedback is greatly appreciated. The Windmill pool deck renovation is wrapping up and the community center pool deck will be worked on next, beginning at the start of January. On March 1st the Windmill pool by the office will reopen, and I hope everyone has a great start to the 2023 pool season. Our new year will be bringing us the Easter Egg Hunt Event in April with lots of new and exciting activities for the kids. We look forward to seeing our little ones enjoying the day and are asking anyone who is able to please reach out to the office if you would like to help. Volunteers are always needed and it’s a great opportunity to give back to your community for a day.

Happy New Year to everyone!!
